We've lived here for 2 years and just noticed a bunch of black spots spreading in the corner of our master bedroom closet, which is on the wall facing the outside. It’s gotten worse since the humidity spiked last month. What’s the best way to get a proper mold inspection done here, and should I be worried about the landlord trying to blame us for it?

That black spot pattern in an external wall corner is a classic sign of condensation-related mould, extremely common in Dubai's climate. The high outdoor humidity meeting your cooled interior walls creates the perfect damp environment for it to grow.

For a proper inspection, you need two things: a cause investigation and a species identification. A qualified inspector will use a moisture meter to check the wall's dampness levels and often take an air sample or a tape lift sample of the mould itself. This sample must be analyzed by a microbiology lab to identify the type of mould, which determines the health risk and remediation approach. Any inspection that doesn't include this lab analysis is incomplete.

Regarding your landlord, document everything. Take clear, dated photos showing the progression. Under typical Dubai rental contracts (EJARI), the landlord is responsible for maintaining the structural integrity of the property. Mould stemming from condensation due to inadequate insulation or a building envelope issue is their responsibility to fix. However, mould caused by tenant behaviour (like chronically turning off the AC, leading to humidity buildup) can become a tenant's responsibility.

Your best course is to formally notify your landlord or property management company in writing, with your evidence attached. Request a professional mould inspection to determine the root cause. A report from an independent, accredited inspector with lab results provides the concrete evidence needed to clarify responsibility and ensure the problem is solved correctly, not just painted over.
