How to fix AC leak and treat wall mold permanently?« Back to Previous Page

My bedroom’s AC unit has been leaking a bit of water onto the carpet for a couple of weeks, and now I’m seeing these small black spots starting to form on the base of the wall near the vent. I’ve wiped it down with bleach, but I’m worried it’s just going to come back. What’s the best way to permanently fix the moisture issue and treat the mold properly so it doesn’t spread or affect our health?

The leak is the root cause, and until it's fixed, the mold will return. In Dubai's high humidity, AC condensate drain lines can clog with dust and microbial growth, causing the pan to overflow. First, turn off the AC unit at the circuit breaker. Clear the drain line using a wet/dry vacuum on the pipe's exterior access point or a specialized drain jetting tool. Ensure the unit is level so water flows correctly to the drain.

Bleach only removes surface discoloration on porous materials like drywall; it doesn't kill the root structure. The black spots indicate potential penetration into the wall. For a small area, a solution of white vinegar or a dedicated EPA-approved mold remover can be more effective than bleach. However, if the staining is more than a few square inches or the wall feels soft, the drywall is compromised and likely needs cutting out and replacing.

Permanent remediation requires fixing the moisture source and properly treating affected materials. After repairing the leak, the wall must be dried completely with industrial air movers and dehumidifiers to prevent regrowth. For any significant visible growth, a professional inspection is recommended to assess the extent and identify the species, as some molds common in damp AC systems can be more problematic. A certified remediation company can ensure containment during removal to prevent spores from spreading to other areas of your home.
