What is the first step for mold inspection in Dubai?« Back to Previous Page

The AC in my bedroom in our Jumeirah Village Circle villa has been making us cough and feel stuffy for a couple of months now. I finally pulled the unit out of the wall yesterday and the back of it and the surrounding wall are covered in scary-looking black and green fuzzy patches. I’m really worried about our health and what this means for the building. What is the first step I should take for a proper mold inspection here in Dubai?

The immediate first step is to isolate the area. Do not run that AC unit again, as it is actively dispersing contaminants. Seal off the bedroom if possible to prevent spores from circulating to other parts of the villa. Document the visible growth with clear photos before touching anything.

For a case with this level of visible contamination and associated health symptoms, a professional inspection is strongly recommended over a DIY approach. The humid Dubai climate, combined with potential condensation issues inside AC units, creates a perfect environment for this type of growth. An expert will assess not just the visible mold on the unit and wall, but also the root cause—typically a moisture issue from a drain line blockage, insulation failure, or a leak in the condensate pan.

A proper inspection here involves more than a visual check; it includes moisture mapping of the surrounding wall cavity and often air sampling to identify the spore types and concentrations inside the room versus outdoors. This is crucial, as the black growth could be Cladosporium (common, less risky) or something more concerning like Stachybotrys. The lab analysis from this sampling provides the evidence needed to understand the health risk and scope the required remediation. You can then present these documented findings to your building management if the issue is structural.
