Black mold on wall in Dubai – call management or cleaner?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the wall behind our sofa in the living room. It's on the exterior wall, and I'm worried it might have started after that heavy dew we had last week. What's the best way to handle this in Dubai – should I call the building management first or go straight to a professional cleaning company?

Contact your building management first. In Dubai, strata law typically makes them responsible for structural issues like water intrusion through exterior walls. The heavy dew likely caused condensation, but the root cause could be a thermal bridge, failed insulation, or a hidden leak from the building envelope.

While you wait, wipe the area with a diluted vinegar solution to prevent further spread, but this is a temporary fix. Do not attempt to paint over it. The wall must be completely dry to prevent recurrence.

For confirmed mold, especially black mold spreading on walls, a professional inspection is strongly recommended. They can identify the exact species and moisture source with tools like thermal imaging and moisture meters. Remediation often requires removing affected drywall, treating the cavity, and ensuring the wall's structure is dry before repairs.

In Dubai's climate, this is critical. Year-round AC use creates cold surfaces where humid air condenses, especially on poorly insulated exterior walls. Proper remediation addresses the moisture source, not just the visible growth.
