How urgently should I clean my moldy AC unit?« Back to Previous Page

The AC in our bedroom has been making a weird damp smell for a couple of weeks, and this morning I finally pulled the filter out and the entire inside of the unit is covered in black and green fuzzy spots. We’ve lived in this Marina high-rise for two years and never had an issue until now. How urgently do I need to get this professionally cleaned before it becomes a major health problem?

The damp smell indicates microbial growth has been active for some time, and visible black/green mold inside the unit requires prompt professional attention. In Dubai's high humidity, AC systems are a primary site for condensation and mold proliferation, especially in coastal areas like Marina.

You should arrange for a professional inspection and cleaning within the next week. The immediate health risk is highest for those with allergies or respiratory sensitivities, as spores will be circulating directly into your bedroom air. Continuous exposure can lead to persistent congestion, coughing, and worsened asthma symptoms.

Do not attempt to clean it yourself with store-bought sprays. Disturbing the mold without proper containment can aerosolize a high volume of spores throughout your apartment. A proper cleaning involves isolating the unit, using HEPA vacuuming, and applying antimicrobials specifically designed for HVAC systems.

The underlying cause must also be identified. Often, a blocked condensate drain line is the culprit, creating a stagnant water reservoir perfect for mold. A technician should clear the drain line, check the drain pan, and ensure the unit is draining properly to prevent immediate recurrence. For a case with this level of visible growth, seeking a company that provides before-and-after surface or air sample testing can verify the cleanup's effectiveness.
