The AC unit in my master bedroom in our Jumeirah villa has been leaking a bit of water onto the carpet below, and now I’m seeing a bunch of small black spots spreading out from the corner. We had a guy come and fix the leak last week, but I’m worried the mold is already inside the wall or the AC ducts. What’s the best way to make sure we’ve completely killed it and prevent it from coming back after the repair?

The black spots indicate active mold growth, which is common here after any water leak. Since the leak was inside, the mold is likely in the carpet pad, the wall cavity behind, and possibly the AC unit's internal drip pan and evaporator coil.

First, address the moisture source. Confirm the AC leak is truly fixed; a common cause here is a clogged condensate drain line from dust and high humidity. The repair should include blowing out that line. For the affected area, carpet and padding are often unsalvageable if wet for over 48 hours; they must be removed to access the subfloor. The drywall may also need cutting to inspect and dry the cavity.

To kill it, surface cleaning visible mold on hard surfaces with a detergent solution is a start, but it won't address the root problem. Mold roots (hyphae) can penetrate porous materials. In a humid climate like Dubai's, simply wiping spots is insufficient if moisture remains trapped. The enclosed space of a wall cavity requires professional drying equipment like dehumidifiers and air scrubbers to prevent regrowth.

Prevention is about controlling humidity. Ensure your AC is correctly sized and running efficiently to manage indoor moisture. Use exhaust fans in bathrooms and kitchens. For complete assurance the mold is gone and hasn't spread into ducts, a professional inspection with moisture meters and, if necessary, air or surface sampling for lab analysis is recommended.
