How to permanently fix AC leak and prevent mold recurrence?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below it, and now I’ve spotted a patch of black mold growing in the corner. I had maintenance clean it once, but it’s already come back after just a couple of weeks. What’s the best long-term solution to fix the leak and treat the area so this mold doesn’t keep recurring?

The recurring leak and mold suggest the underlying moisture issue wasn't resolved. In Dubai's high humidity, simply wiping visible mold is a temporary fix; the constant dampness from the leak will cause it to return every time.
First, address the water source. The leak is likely due to a clogged condensate drain line, common here where ACs run year-round. Maintenance must fully clear the line and ensure the drain pan is properly sloped and not cracked. Until the drip stops completely, the carpet and underlying padding will stay wet. For the mold, the affected carpet and padding are probably saturated and acting as a reservoir. In many cases, cutting out and replacing the contaminated section is the only permanent solution. The concrete slab underneath must also be professionally cleaned and dried to prevent spores from regrowing. After the leak is fixed and contaminated materials are removed, use a dedicated antimicrobial treatment on the area. To ensure the mold is fully addressed and won't recur, a professional inspection with moisture meters and possibly air testing can identify the full extent. For a science-backed verification, some companies offer post-remediation testing to confirm the area is truly dry and the spore count has returned to normal background levels. |
