Black grout spots returning after cleaning, call professional?« Back to Previous Page

My bathroom's grout has been getting these black spots for a couple of months now, especially behind the toilet where it's a bit dark. I tried scrubbing it with bleach last weekend but it came back within a few days. I'm in an older building in Bur Dubai and I'm worried the humidity is just too much for a DIY fix. Should I just call a professional cleaning company, or is there a stronger product I can try myself first?

Black grout spots returning days after cleaning indicate active mould growth, not just surface staining. In Dubai's high humidity, especially in older Bur Dubai buildings with limited ventilation, this is common. Bleach only removes surface colour; it doesn't reach the mould's root structure (hyphae) growing deep within the porous grout.

For a DIY attempt, use a dedicated mould-removing product containing fungicides, not just bleach. Apply it, let it dwell for the recommended time to penetrate, and scrub thoroughly. However, if the mould returns this quickly, the underlying moisture issue is likely persistent. This suggests a professional assessment is needed to identify if the problem is surface condensation or something more serious, like a hidden leak in the plumbing behind the toilet.

Professional remediation is advised when DIY fails, as they can diagnose the moisture source, remove the mould at its root, and apply sealing treatments to prevent recurrence. For rental properties, Dubai Municipality guidelines often hold the landlord responsible for resolving issues related to building integrity and ventilation, while tenants typically handle surface cleaning. Given the rapid return, a professional inspection can determine the cause and the most effective, long-term solution.
