Is landlord responsible for AC mold in Jumeirah Village Circle?« Back to Previous Page
|
The AC in my bedroom has been leaking a little onto the carpet for a while, but after the recent humidity, I’ve just noticed a big black patch of mold spreading behind the headboard. I’ve told my landlord about the leak before, but he just sent the maintenance guy to empty the drain pan. As a tenant in Jumeirah Village Circle, am I responsible for paying to remove this mold, or is it the building management's fault for not fixing the AC properly?

Under Dubai's rental law (Law No. 26 of 2007), the landlord is generally responsible for maintaining the property's structure and major systems, including the central air conditioning. Since you've previously reported the AC leak and the fix was inadequate, the responsibility for the resulting mold remediation likely falls on them. The persistent leak is the root cause, and their maintenance did not resolve it.
The recent high humidity has accelerated the growth, but the initial moisture came from the faulty AC unit. Document everything: take clear photos of the mold and the leak, and keep records of all past communications with your landlord about the AC issue. For a case this visible, a professional inspection is strongly advised to determine the extent of the mold growth behind the headboard and inside the wall or carpet padding. In JVC, hidden condensation and high ambient humidity mean what you see is often just the surface issue. A certified mold assessment can provide a report detailing the cause and necessary remediation scope, which is powerful documentation for your landlord. Formally notify your landlord in writing (email is best) of the mold, reference your past complaints, and request immediate, proper repair of the AC leak and professional mold remediation. If they are unresponsive, you can file a complaint with the Dubai Land Department's Rental Dispute Center (RDC). Do not attempt to remove significant mold growth yourself, as improper handling can spread spores and exacerbate the problem. |
