AC leak causing black mold in Mirdif villa?« Back to Previous Page

My AC unit in my Mirdif villa has been leaking a bit of water onto the carpet in the bedroom, and now I’m seeing these small black spots forming along the base of the wall. It’s been so humid lately that I’m worried it’s just going to get worse. What’s the best way to clean this up myself and who should I call to fix the AC leak properly to stop it for good?

The black spots are likely mold growth from the moisture. In Dubai's high humidity, even a small AC leak creates ideal conditions for mold within 24-48 hours.

For a small area, you can clean it yourself by first fixing the moisture source. Wear an N95 mask and gloves. Scrub the affected wall base with a mixture of detergent and water. Let it dry completely. Do not use bleach, as it only removes the color and doesn't kill the mold roots; the growth will often return. However, this is a temporary measure if the leak persists.

The priority is stopping the leak at its source. AC condensate drain lines frequently clog from microbial growth or misalignment, especially in villas. You need a certified HVAC technician to properly diagnose the cause—be it a blocked drain pan, clogged line, or insufficient insulation—and perform the repair. This is a common issue in Mirdif due to the climate and constant AC use.

Given the leak has already affected the wall and potentially the carpet backing, a professional inspection is recommended. Mold can spread behind walls unseen. An inspector can use moisture meters to assess the full extent and recommend if wall drying or carpet treatment is needed. For health safety, especially with families, verifying the space is fully dry and remediated is key to preventing recurrence.
