Urgent: AC mold in apartment, notify landlord immediately?« Back to Previous Page

The AC in my apartment seems to be blowing out a damp, earthy smell that’s gotten stronger over the last couple of weeks. I’ve just spotted what looks like black speckles around the air vent in our main bedroom here in our Marina apartment. With how humid it's been, I'm worried it's spreading quickly. How urgent is it that I get this professionally cleaned, and is this something I should report to my landlord immediately?

Yes, notify your landlord immediately and request a professional inspection. In Dubai, landlords are generally responsible for maintaining AC systems and addressing mold issues that stem from them, especially in high-humidity areas like Marina. Document the visible mold and the smell with photos and a dated email to create a formal record.

The urgency is high. Dubai's climate causes AC units to produce significant condensation, creating an ideal environment for mold to thrive and spread through ductwork. That earthy smell indicates active microbial growth, and the black speckles are a visible confirmation. Left unchecked, this can degrade indoor air quality, leading to persistent irritation and worsened allergies.

Do not attempt to clean it yourself with over-the-counter sprays, as this often disperses spores and fails to address the root cause within the unit or ducts. A proper remediation involves identifying the moisture source, containing the area during cleaning, and using HEPA filtration to remove spores. For verification, a company with its own microbiology lab can test to identify the species, which informs the correct remediation protocol and provides proof that the issue has been resolved.
