AC leaking and mold in Jumeirah bedroom: DIY or professional?« Back to Previous Page

The AC unit in our master bedroom in Jumeirah Village Circle has been leaking a bit of water onto the carpet, and now I’m seeing a small patch of black mold near the wall. We run the AC constantly, especially over the last few humid months, and I'm worried it's just going to get worse. What's the most effective way to clean this safely and prevent it from coming back, or is this a job for a professional company?

A small leak in JVC's high humidity can quickly lead to a mold problem. For a patch smaller than one square foot, you can attempt DIY cleaning if the underlying leak is fixed first.

Start by addressing the AC leak—this is the primary cause. Clogged condensate drain lines are the most common culprit here. Once the water source is stopped, clean the affected carpet area with a solution of detergent and water. A HEPA vacuum can help remove spores from the carpet fibers after cleaning. Never use bleach, as it can damage materials and doesn't prevent regrowth.

However, if the mold has spread inside the wall or AC unit itself, or if anyone in the household has respiratory sensitivities, a professional assessment is strongly recommended. Dubai's constant AC use creates ideal conditions for hidden growth in ductwork and evaporation coils. Professionals use moisture meters and borescopes to assess the full extent, which is often not visible.

Prevention is key. Ensure your AC unit is serviced regularly to keep the drain line clear and the filters clean. Maintaining a lower indoor humidity level, ideally below 60%, will also help prevent condensation and mold recurrence. For verifiable results, especially with hidden systems, a company with its own microbiology lab can identify the species and confirm the remediation was successful.
