How to remove black mold from closet and salvage clothes?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet where we store our winter clothes. It's on the wall that faces the outside of our villa in Arabian Ranches. I'm really worried it's spread to our belongings and might be causing my headaches. What's the most effective way to clean this and should we throw out all the clothes that were stored there?

Black mould in a closet on an exterior villa wall is a common issue here, often caused by thermal bridging where the cold AC air inside meets the hot, humid exterior wall, creating condensation. Your headaches could be related, as mould exposure frequently causes sinus irritation and headaches in sensitive individuals.
For the wall, first identify and fix the moisture source. Check for a leaking AC condensate drain pipe in the ceiling or wall cavity, which is a frequent culprit. To clean, wear an N95 mask and gloves. Scrub the affected drywall with a solution of diluted detergent (not bleach, as it doesn't prevent regrowth). For porous surfaces like unpainted drywall, cutting out and replacing the affected section is often more effective than cleaning. For your clothes, do not automatically throw them out. Visibly mouldy items, especially leather or suede, may be difficult to salvage. For washable fabrics, take them outside and brush off any dry mould spores. Then wash them in the hottest water safe for the fabric, adding a cup of white vinegar or a mould-killing laundry additive. Sun-drying them in our strong UV light is highly effective at killing any remaining spores. Given the location and your symptoms, a professional inspection is advisable. They can use a moisture meter to find the exact source of water intrusion and an air or surface sample test can identify the mould species to confirm the health risk. In Dubai, remediation companies should follow DM guidelines for containment to prevent cross-contamination during removal. |
