Is black mold in my Dubai rental urgent to fix?« Back to Previous Page

My kids have been coughing and I suspect it's from the black mold that's been growing in the corner of our master bedroom closet. We've lived here for 2 years and just noticed it when we were rearranging some storage boxes last week; it's spreading along the baseboard and the wall feels damp. Given how fast it seems to be growing and the kids' health, how urgent is it that I get a professional to handle this, and is this something my landlord in Dubai is legally required to fix immediately?

Yes, this is urgent to address professionally. The damp wall and rapid growth indicate an active moisture source, likely a hidden leak in plumbing or from AC condensation drainage. In Dubai's climate, this moisture won't resolve on its own and the mold will continue to spread and release spores into your home's air.

For your children's coughing, this environment is a significant irritant. Mold exposure commonly exacerbates respiratory symptoms like coughing and congestion. The priority is to stop the source of moisture and properly remediate the affected area to prevent ongoing exposure.

Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the property's structural integrity and addressing issues that make it uninhabitable. A moisture leak and resulting mold growth typically fall under this obligation. You should notify your landlord in writing immediately, detailing the issue and its impact on health. They are generally required to fix the underlying cause (the leak) promptly.

However, the remediation of your belongings and the air quality may be your responsibility. Do not attempt to clean it yourself with bleach, as this can aerosolize spores and worsen the problem. A professional inspection can identify the moisture source and the full extent of the growth, which is often more widespread than it appears. They can also provide documentation for your landlord if needed. The goal is to fix the leak, dry the structure completely, and then remove the contaminated materials safely.
