How to permanently remove black mold from AC room?« Back to Previous Page

My kids have been coughing and I suspect it's because of the black mold that keeps coming back in the corner of our master bedroom. We’re in a villa in Al Barsha and it seems to get worse whenever we run the AC for long periods. I scrub it away with bleach every few months but it always returns. What’s the most effective long-term solution to kill it for good and prevent it from coming back?

Black mold in AC-cooled rooms is a common issue in Dubai villas due to the high humidity and constant condensation from air conditioning. Bleach only removes surface discoloration; it doesn't kill the mold roots or address the moisture source, which is why it returns.

The long-term solution requires a two-step approach. First, identify and eliminate the moisture source. In Al Barsha villas, this is often condensation from poorly insulated AC ducts running through the ceiling void or a small leak in the chilled water pipe insulation. The AC unit itself may also be oversized, causing it to short-cycle and not remove humidity effectively. Second, the existing mold must be properly remediated. For a recurring problem, professional inspection is key to find the hidden moisture trail, which often isn't in the visible corner but somewhere along the duct line.

A proper remediation involves containing the area, removing contaminated porous materials like drywall or insulation, and using specialized antimicrobial treatments to address the root structure. After remediation, improving ventilation and using a dehumidifier can help maintain humidity below 50%, which prevents regrowth. For health concerns like persistent coughing, a lab test can identify the mold species to better understand the potential irritants. The most effective permanent fix is finding the hidden condensation point with a thermal imaging camera and sealing the ductwork, which stops the moisture feeding the mold.
