AC blowing musty smell in Dubai apartment?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be blowing out a faint, damp smell, especially when it first turns on. We’ve lived here for two years and just noticed this over the last few weeks as the humidity has gone up. I’m worried there’s mold growing in the ducts or the unit itself. What’s the best way to get this professionally cleaned and what can I do regularly to stop it from coming back?

That musty smell is a classic sign of microbial growth, likely mold or bacteria, inside your AC system. It's very common here due to our high humidity and year-round AC use, which creates constant condensation inside the units and ducts.
For a professional clean, start with an inspection. A reputable provider will use a borescope camera to visually confirm growth in the evaporator coils or ductwork before any cleaning begins. The proper cleaning process involves applying an EPA-approved, non-toxic biocidal foam to the evaporator coils, allowing it to dwell to break down the biofilm, then power-flushing the drainage pan and lines to remove the debris causing the smell. They should also vacuum the ducts with a HEPA-filtered system. The key is to ask for before-and-after documentation, like photos from the camera inspection, to verify the work was done thoroughly. To prevent it from returning, the single most effective thing you can do is run the AC's fan mode for 10-15 minutes after you turn off the cooling. This dries the internal components and significantly reduces the damp environment mold needs to grow. Additionally, ensure your apartment's humidity stays below 60% with a dehumidifier if necessary, and replace or clean your AC's air filters monthly during peak summer season. |
