Landlord or professional for black mold in Dubai?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold spreading on the wall behind our bedroom wardrobe in Jumeirah Village Circle. It must have been there a while because the room has felt damp and my allergies have been awful. What's the best way to handle this in Dubai – should I call my landlord first or get a professional mold remediation company myself?

Contact your landlord first. Dubai Law No. 26 of 2007 (as amended) generally obligates landlords to maintain the property in a habitable condition, which includes addressing structural issues leading to mold. Provide clear photos and a written notification, as this creates a formal record of the issue.

Given the mold is spreading behind a wardrobe and affecting your health, this indicates a persistent moisture source, likely from a hidden plumbing leak or severe condensation exacerbated by our high humidity. A professional inspection is strongly recommended to identify the root cause. Landlords may opt for a superficial clean, but without addressing the underlying moisture, the mold will return.

A certified inspector can perform moisture mapping and air quality tests to pinpoint the source. Remediation then involves fixing the leak, removing contaminated materials like drywall, and properly drying the area before rebuilding. For a case this advanced, DIY cleaning is ineffective and can aerosolize spores, worsening your allergy symptoms. The process and required containment depend on the square footage affected.
