Is landlord responsible for AC mold after reporting leak?« Back to Previous Page
|
The AC in my bedroom has been leaking a little for a couple of months, but after the recent humidity, I noticed a huge patch of black mold spreading on the wall behind the unit. I told my landlord in Al Barsha about the leak weeks ago and nothing was done. Now the mold is getting worse and my clothes in the closet on that wall smell musty. Am I responsible for fixing this and paying for the cleanup, or is it my landlord's duty since I reported the initial problem?

Under Dubai rental law (Law No. 26 of 2007), your landlord is responsible for all major maintenance and repairs to the property's structure and essential systems, including the AC and its associated components. Since you reported the leak weeks ago, which is the direct cause of the mold, the responsibility for both the repair and the remediation falls on them. Document your initial report and the current condition with dated photos and written communication.
The persistent humidity here accelerates mold growth from any moisture source, and the musty smell on your clothes confirms it is actively producing spores. Do not attempt to clean this yourself with bleach, as it will not address the mold inside the wall cavity. A professional inspection is critical to assess the full extent of the damage behind the wall and to perform proper remediation, which involves containment, removal of contaminated materials, and addressing the moisture source. Send a formal written notice to your landlord, referencing your previous report and attaching the new photos, and request immediate action for both the AC repair and mold remediation. If they remain unresponsive, you can file a complaint with the Rental Dispute Center (RDC) in Dubai. For your health, consider temporarily moving the clothing and other belongings from that closet until the issue is resolved. |
