How to remove mold and report to landlord in Dubai?« Back to Previous Page

My kids have been coughing and I suspect it's from the black spots I just found behind the wardrobe in our master bedroom. We've lived here for 2 years and just noticed this, probably because we never move the heavy furniture. It's worse on the wall that faces the outside. What's the best way to get rid of this mold for good and is this something I should report to my landlord in Dubai?

First, report this to your landlord in writing immediately. Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the property's structure, which includes addressing dampness and water ingress that leads to mold. Your discovery of mold on an exterior wall strongly suggests a structural moisture issue, like a leaking pipe or inadequate insulation, which is their obligation to fix.

For removal, simply wiping the visible spots with bleach is a temporary fix that will fail. The wall must be completely dry. Start by moving the wardrobe away to allow air circulation. A dehumidifier can help, but the root cause must be identified. In Dubai’s climate, exterior walls are prone to condensation due to the extreme heat outside meeting cooled, air-conditioned interiors, creating a perfect environment for mold.

Given the health symptoms and the location on an exterior wall, a professional inspection is strongly recommended to diagnose the hidden moisture source. They use moisture meters and thermal cameras to find the exact point of water entry. For thorough remediation, the affected section of drywall often needs to be cut out and replaced after the leak is sealed.

Until resolved, keep the area ventilated and consider using an air purifier with a HEPA filter in the bedroom to help reduce spore levels. For verification, a post-remediation surface or air test from an accredited microbiology lab provides concrete evidence that the mold has been properly addressed.
