Shold I report AC mold to my landlord?« Back to Previous Page

My kids have been coughing and I suspect it's from the black mold that's been growing along the edges of our bedroom AC vent in our JVC apartment. It’s been getting worse since the weather got more humid a couple of months ago. I’ve wiped it down myself but it just comes back. Is this something I should be reporting to my landlord to fix, or is cleaning it my responsibility as the tenant?

Yes, you should report this to your landlord immediately. Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the property's structure and essential services, which includes the central air conditioning system and its components. The recurring black mold at the vent indicates an underlying moisture issue within the AC unit or ductwork that you cannot fix by surface cleaning.
The mold's return is a classic symptom in Dubai's climate. High humidity causes condensation inside AC systems, and if the unit's drain line is clogged or the insulation is failing, this moisture creates a perfect environment for mold to grow inside, not just on the vent you can see. This is likely the source of the irritants affecting your children. For documentation, take clear photos of the mold and note your children's symptoms and when they started. Send this to your landlord or property management company with a formal request for repair. A professional inspection is needed to diagnose the root cause—often a blocked drain pan, leaky insulation, or a dirty evaporator coil. The remediation must address the internal contamination, not just a surface wipe-down, to prevent it from recurring and impacting your family's health. |
