Is landlord responsible for mold from roof leak?« Back to Previous Page

The ceiling in our master bedroom closet has had a patch of black mold since the heavy rains in Al Quoz a couple of months ago, and it’s slowly getting bigger. Our clothes are starting to smell damp and I’m worried about our health. Since this is a rental villa, am I responsible for fixing this and cleaning it, or is this something my landlord has to handle because it’s likely a leak in the roof?

In Dubai, landlords are generally responsible for maintaining the structural integrity of a rental property, which includes the roof and addressing leaks that cause mold. Since the mold appeared after heavy rains and is growing, this strongly points to an ongoing water intrusion issue that is the landlord's obligation to repair.
You should formally notify your landlord or property management company in writing immediately, including photos of the mold and its progression. Under Dubai's rental laws, they are typically required to address such structural defects. Do not attempt to clean it yourself, as disturbing it can release spores and the underlying leak must be fixed first to prevent it from returning. Given the damp smell on your clothes and the continued growth, a professional inspection is advisable to assess the full extent of the moisture damage and mold penetration, which may not be visible. The high humidity and constant AC use here can cause mold from a leak to spread quickly into walls and insulation. A proper remediation plan will ensure it is handled safely and completely. |
