Can I clean AC mold myself or call maintenance?« Back to Previous Page

The AC in my apartment seems to be leaking a bit of water onto the wall behind the bed in the master bedroom. I wiped it down a few days ago but now there's a dark greenish-black patch about the size of my hand that's come back and the room smells really damp. Is this something I can clean myself with bleach or do I need to call a maintenance company to deal with it properly?

The dark patch returning after wiping indicates an active moisture source from your AC unit, which is common in Dubai's humid climate where condensation issues persist year-round. Bleach is not recommended—it can't penetrate porous materials like drywall to kill the root structure, and its high water content can actually feed deeper mold growth. It also poses respiratory risks in enclosed spaces.

For a recurring leak and visible growth, the priority is stopping the water intrusion. This requires a maintenance technician to address the clogged drain line or faulty installation causing the drip. Until the leak is fixed, mold will return.

The size and recurrence suggest professional assessment. In many Dubai buildings, this falls under building maintenance responsibility. They should fix the leak, remove affected drywall if necessary, and properly address the contamination. For independent verification or if the building's response is inadequate, a mold inspection with air and surface sampling can identify the species and confirm the spread. This is particularly advised if occupants have respiratory sensitivities, as damp conditions behind walls often foster mold types that exacerbate allergies.
