Urgent: Landlord must fix AC mold in Dubai apartment?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making a weird damp smell for the last couple of weeks, and yesterday I finally pulled the filter out and found patches of black mold all over the inside of the unit. With this humidity, I'm worried it's spreading through the air. How urgent is it that I get a professional mold removal company in here, and is this something my landlord in Dubai is legally required to fix immediately?

That damp smell and visible black mold in your AC unit indicate active growth, which is common in Dubai's high humidity where condensation constantly feeds mold. This is urgent for your health, as it's actively releasing spores into your air, causing irritation, worsened allergies, and congestion.

Under Dubai rental law (Law No. 26 of 2007), landlords are responsible for maintaining the property's habitability, which includes functional air conditioning. A mold-infested AC unit that impacts indoor air quality and health likely constitutes a breach of this obligation. You should formally notify your landlord or property management company in writing immediately, detailing the issue and including photos as evidence. Request urgent professional remediation, as improper cleaning can aerosolize spores and worsen the problem.

For a case this visible, a professional inspection is strongly advised to assess if growth has spread into the ductwork. Remediation should include physical removal of the mold, application of antimicrobial solutions, and addressing the moisture source. The most credible companies will provide before-and-after testing data from an accredited lab to verify the air quality has been restored.
