Black mold above AC vent: DIY or call management?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner where the wall meets the ceiling in our master bedroom. It’s right above the AC vent and the room has started to feel damp even with the AC on. What’s the best way to deal with this ourselves, or should we immediately call our building management in Jumeirah Village Circle?

Calling building management in JVC is the correct first step. This is likely a condensation issue originating from the AC ductwork or a thermal bridge in the wall, which is a building envelope problem they are responsible for investigating and repairing. The damp feeling confirms a persistent moisture source that must be fixed first.

For now, avoid disturbing the area. Do not attempt to bleach or paint over it, as this can aerosolize spores and will not address the underlying water issue. The high humidity and constant AC use in Dubai create perfect conditions for this type of growth when a condensation leak is present.

While you wait for management, you can gently wipe the immediate surface with a damp cloth and detergent to remove surface spores, but this is only a temporary measure. The root cause is inside the wall or duct. A professional inspection can identify if the mold is superficial or has penetrated deeper materials, which is common in these scenarios. If management's response is delayed or insufficient, a certified mold assessment with lab analysis of a tape-lift sample will provide definitive identification and documentation of the problem's extent.
