How to find moisture source and prevent mold?« Back to Previous Page

Our master bedroom in our Jumeirah villa has felt really damp for the last couple of months, and we’ve started seeing these small black spots along the bottom of the wall near the window. We run the AC constantly, but the musty smell just won't go away, and I'm worried it's making us sick. What is the best way to find the actual source of this moisture and get a proper inspection done to prevent it from coming back?

The dampness and black spots near your window in Jumeirah are classic signs of a condensation issue, which is very common in Dubai due to our high humidity and constant AC use. The AC cools the room, but the window glass and frame are often a "cold bridge," causing warm, humid air to condense and soak into the wall.

To find the source, start by checking for active leaks. Feel the wall for dampness after the AC has been off. Inspect the window sealant (beading) for cracks or gaps—this is a frequent entry point for humid air from outside. Ensure the AC drain line is not blocked and is properly discharging condensate water away from the structure.

For a proper inspection to prevent recurrence, a professional assessment is needed. They use tools like moisture meters to quantify dampness inside the wall and thermal imaging cameras to visually identify cold spots and hidden condensation that aren't visible to the naked eye. This diagnostic approach is crucial because simply cleaning the visible mold will not stop it from returning if the moisture source remains.

The goal is to identify and fix the root cause, which is often inadequate sealing, insulation, or ventilation. A reputable inspector will provide a detailed report on the moisture source and a remediation plan. In many cases, reapplying high-grade sealant, improving insulation around the window frame, or adjusting the AC's dehumidification settings can resolve the issue permanently.
