Who handles black mold removal, tenant or landlord in Dubai?« Back to Previous Page

We've lived here for 2 years and just noticed a big patch of black mold in the corner of our master bedroom closet, which is on an exterior wall. It's been really humid lately and I'm worried it's been growing there for a while. Who is responsible for handling this and paying for the removal, me as the tenant or my landlord in Dubai?

Under Dubai tenancy law, the landlord is generally responsible for addressing structural issues that lead to mold, such as water leaks from pipes, a faulty AC system, or cracks in the exterior wall allowing moisture ingress. As a tenant, you are responsible for maintaining the property through adequate ventilation and promptly reporting any issues.
Since the mold is on an exterior wall and coincides with high humidity, the root cause is likely a building envelope issue or condensation. Your first step is to formally notify your landlord or property management company in writing, with clear photos. They should arrange for a professional inspection to identify the moisture source. Do not attempt to remove it yourself, as improper cleaning can aerosolize spores and worsen the problem. For a patch you've described as "big," a remediation specialist should handle it. They will contain the area, remove the affected materials safely, and address the underlying moisture problem to prevent recurrence. In Dubai's climate, where AC runs year-round, ensuring the system is properly balanced to reduce humidity is also a key preventative measure. If the landlord is unresponsive, you can escalate the matter to the Dubai Land Department's Rental Dispute Settlement Center. |
