The AC unit in our Jumeirah villa seems to be leaking a small amount of water onto the carpet in the upstairs hallway, and now I'm spotting these small black speckles along the base of the wall. It's been getting worse over the last few weeks since the weather got really humid. What's the most effective way to clean this mold up for good and stop the leak from causing it again?

Stop the leak first, then address the mold. The water is the food source; cleaning without fixing the leak guarantees it will return.

For the leak: This is likely a clogged condensate drain line, a common issue in Dubai's humidity as ACs work harder and produce more condensation. A technician needs to unclog the line and ensure the drain pan is properly sloped. For a permanent fix, ask them to install an external drain valve for easier future maintenance.

For the existing mold: Do not bleach it. Bleach doesn't kill mold roots on porous surfaces like drywall and can worsen indoor air quality. For a small area, scrub with a detergent solution, but be aware spores will become airborne. Contain the area with plastic sheeting and wear an N95 mask, goggles, and gloves.

The wall base may be more damaged than it looks. If the drywall or insulation behind it is wet, it must be cut out and replaced. This is often the case with persistent leaks.

Given the location in a hallway and potential for hidden spread, a professional inspection is strongly recommended. They use moisture meters and borescopes to assess damage inside walls and can perform air and surface sampling to identify the mold type, which dictates the proper remediation protocol. In many villas, what starts as a small spot can be part of a larger colony in the AC ductwork or ceiling void.

To prevent recurrence, ensure your AC unit is serviced quarterly to keep drains clear, and consider using a dehumidifier in problematic areas during the most humid months.
