How to treat and prevent dampness causing mold in Dubai?« Back to Previous Page

My kids have been coughing and I suspect it's from the black spots I just found behind the wardrobe in our master bedroom. We've lived in our Jumeirah villa for 2 years and just noticed this, probably because we moved the heavy furniture for the first time. The wall feels a bit damp to the touch, especially after running the AC all day. What's the best way to treat this ourselves and, more importantly, how can we stop the dampness from coming back for good?

First, address the moisture source immediately. In Dubai, dampness behind furniture is often condensation from AC units running continuously in high humidity. The wall is likely colder than the room's dew point, causing water to condense. Move the wardrobe away from the wall to allow air circulation.

For the existing mold, wearing an N95 mask and gloves, clean small areas (under 1m²) with a solution of detergent and water. Avoid bleach; it doesn't prevent regrowth and can irritate airways. Dry the area thoroughly immediately after cleaning.

The only permanent solution is stopping the dampness. Improve air flow around that wall—keep furniture at least two inches away. Ensure your AC unit is serviced and draining properly; a blocked condensate drain line is a common culprit in villas. Consider using a dehumidifier in the room, especially during the more humid months, to keep relative humidity below 60%.

For suspected cases linked to health symptoms like persistent coughing, a professional inspection is recommended. They can use thermal imaging to identify cold spots and moisture meters to quantify the dampness, pinpointing the exact cause—whether it's condensation, a small leak, or capillary rising damp. Remediation should follow standards like the IICRC S520 to ensure spores are properly contained and removed.

Preventing recurrence involves a two-part strategy: controlling indoor humidity through proper AC operation and ventilation, and ensuring the building envelope is intact. In older Jumeirah villas, checking external wall seals and insulation can be necessary to break the thermal bridge causing the condensation.
