Black mold in Dubai AC wall: who to call?« Back to Previous Page

We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, behind some clothes. It must have been there a while, and I'm worried it's from a hidden AC leak since that wall is cold to the touch. What's the best way to get this professionally tested and treated here in Dubai, and should I be contacting my building management first?

Contact your building management first, as this is likely a building envelope or AC condensate drain issue they are responsible for fixing. In Dubai, landlords and building owners are generally responsible for maintaining the structural integrity and central AC systems of the property.

The cold wall indicates a condensation problem, common here due to the high outdoor humidity meeting cold AC-cooled surfaces. This persistent moisture allows mold to grow. For professional testing, hire a certified indoor environmental professional who can conduct a thorough inspection, including moisture mapping and air quality testing. The most definitive method is surface sampling sent to an accredited microbiology lab for identification, which clarifies the species and informs the correct remediation protocol.

For treatment, the moisture source must be fixed first—this is non-negotiable. A proper remediation company will then contain the area, remove the contaminated materials, and use HEPA filtration to clean the air. They should provide a post-remediation verification report, often including new lab samples, to confirm the space is safe. Look for providers with certifications like IICRC and ask for their full diagnostic and clearance testing methodology upfront.
