Who is responsible for mold removal in Dubai Marina?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black mold spots behind the wardrobe in our master bedroom. It must have been growing slowly from the AC condensation, but we only saw it when we moved the furniture to rearrange the room. Who is responsible for the mold removal and fixing the wall – me as the tenant or my landlord in Dubai Marina?

Responsibility for mold removal typically falls on the landlord, as per Dubai rental law (Law No. 26 of 2007), which mandates they provide a habitable property free of defects. The underlying moisture source—often a leaking AC condensation line or poor insulation—is a structural maintenance issue they must address.

You should immediately notify your landlord in writing with clear photos. For a case this advanced, a professional inspection is wise to identify the full extent and moisture source, as hidden growth behind walls is common in Dubai's climate. The landlord is generally responsible for the remediation and repairs, but the tenant may be liable if the mold resulted from their own negligence, such as failing to use the AC and causing humidity buildup.

Do not attempt to clean significant mold yourself with bleach, as it can aggravate the problem. The wall likely needs proper drying, antimicrobial treatment, and repainting to prevent recurrence. For documented proof of the issue and its cause, a certified mold inspection with lab analysis can be decisive in discussions with your landlord.
