How to treat and prevent mold in seaside bedroom?« Back to Previous Page

Our master bedroom in our Jumeirah villa always feels damp, especially on the walls facing the sea. We run the AC constantly, but after last week's heavy dew in the mornings, I wiped down a corner behind the wardrobe and found a patch of black mold. We’ve lived here for 2 years and just noticed this. What’s the most effective way to treat this existing mold and what can I do to the room itself to prevent it from coming back for good?

The dampness you're experiencing is very common in seaside Jumeirah villas due to the high salt content in the air and persistent humidity, which condenses on cooler surfaces like exterior walls. The first step is to address the existing mold safely. For a small patch (under one square meter), you can clean it yourself with a solution of white vinegar or a diluted bleach mixture, wearing an N95 mask and gloves. However, since it was found behind furniture and has likely been growing unseen, a professional inspection is strongly recommended to assess the full extent, especially inside the wall cavity.
Prevention is key and requires managing moisture. That wall is likely colder than the room's air, causing condensation. Ensure your AC is set to a consistent, comfortable temperature—around 22-24°C—to reduce the temperature differential. Improve air circulation around that wall by moving furniture a few inches away. A dehumidifier can provide a significant boost in moisture control. For a long-term solution, consider having a professional apply a thermal insulating coating to the interior of that external wall; this creates a vapour barrier and raises the surface temperature to prevent condensation. Finally, have your AC unit serviced. A clogged drain line or dirty evaporator coils can contribute excess moisture to the room. In Dubai's climate, ensuring your AC is not only cooling but also effectively dehumidifying is critical for permanent mold prevention. |
