How to properly clean mold from AC ducts in Dubai?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle has been making us all cough and feel stuffy for the last couple of months. I finally pulled the unit's filter out yesterday and the back of it was covered in black, dusty spots. I'm worried the mold is inside the ducts now and just cleaning the filter isn't enough. What's the best way to get a proper inspection and cleaning for the entire AC system to stop this from coming back?

Cleaning visible mold from the filter is a start, but given your symptoms and the black spots, a full system inspection is strongly recommended. Dubai's high humidity and year-round AC use create ideal conditions for mold to thrive inside the ductwork, not just on the filter.

For a proper inspection, hire a company that uses specialized tools like borescopes to visually inspect the interior of your ducts for mold growth and debris. The most definitive method involves surface or air sampling, which is then analyzed by an accredited microbiology lab to identify the specific mold species and concentration. This lab report is crucial—it confirms the problem's extent and provides a baseline to verify the cleaning's effectiveness later.

Avoid companies that offer a quick spray-and-wipe service without diagnostic evidence. A reputable provider will show documented before-and-after results. The cleaning process itself should be comprehensive: it involves containing the vents to prevent cross-contamination, using HEPA vacuuming to remove spores, and applying antimicrobial solutions approved for HVAC use.

To prevent recurrence, address the moisture source. Ensure your AC's drain line is clear and not leaking, and that the evaporator coil is clean. Maintaining indoor humidity below 60% with a dehumidifier can also help significantly. For a case with persistent health symptoms like yours, a professional assessment is the most reliable path to a solution.
