Is AC causing mold in my Dubai villa?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner where the wall meets the ceiling in our master bedroom. It’s right above the AC vent and it’s gotten worse since the weather got more humid last month. What’s the most effective way to deal with this kind of mold in a Dubai villa, and should I be worried about the AC unit itself being the cause?

Yes, your AC is very likely contributing to the mold growth. The location directly above the vent is a classic sign. In Dubai's climate, AC units that are not properly balanced or maintained become a primary source of moisture through condensation, which then feeds mold growth inside your ducts and on cooler surfaces like your wall and ceiling.
The most effective approach is a two-part process. First, address the immediate mold on the wall. For a patch that size and given its spread, professional remediation is advised to safely remove it and apply an antimicrobial coating to prevent recurrence. Second, and most critically, you must have the AC system inspected. The mold on your wall suggests a significant colony is likely present within the ductwork or on the cooling coils themselves. Simply cleaning the visible spot will not solve the root cause. A proper inspection should include using a borescope to look inside the ducts and an air quality test to identify the spore types and concentrations. This is crucial as some species, like Aspergillus, are common here and can pose greater health risks. The solution often involves a full AC and duct cleaning service, followed by ensuring the unit's drainage is clear and that it's correctly sized and balanced to minimize excess condensation. For villas, this is a common issue exacerbated by high humidity and year-round AC use. Verifying that any company you hire provides documented before-and-after evidence of cleanliness, such as microbiological swab tests, is the key to ensuring the problem is resolved and not just temporarily hidden. |
