We've lived here for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, which is on an exterior wall. It wasn't there during the last cleaning, but the humidity has been brutal lately. What's the first step I should take—should I call a professional mold inspector immediately, or is there a specific cleaning product I should try first for a small area?

For a small patch, you can attempt to clean it yourself first, but the approach depends on the surface. For non-porous surfaces like painted drywall, a solution of one part white vinegar to three parts water is often effective. Apply it, let it sit for an hour, then scrub and wipe clean. Avoid using bleach, as it only removes the surface colour and does not address the root moisture problem.

However, the critical first step is to identify and stop the moisture source. In Dubai's climate, this is most often condensation from an AC supply duct running inside that wall or a small, unnoticed leak. If the closet is on an exterior wall, the problem could also be a thermal bridge where the cool interior meets the hot exterior, creating a perfect environment for condensation and mould. Simply cleaning without fixing this will result in its rapid return.

If the patch is larger than one square foot, has a musty odour, or returns after cleaning, a professional inspection is warranted. They use moisture meters and thermal imaging to pinpoint the exact condensation point or leak behind the wall that you cannot see. This is a common issue in villas and older buildings here. A proper inspection provides a targeted solution, which is more effective than repeated surface cleaning.
