Ensure the AC drain line isn't clogged and that the unit is set to a temperature that reduces excessive condensation.

However, the location behind the wall is a concern. This visible patch is often just the tip of the iceberg; the mold growth within the wall cavity could be more extensive due to the constant moisture. DIY cleaning only addresses the surface and will likely fail if the root cause isn't fixed.

You should call building management first. In many UAE buildings, the structural envelope and central AC system are the property owner's responsibility. They need to investigate the source of the moisture intrusion, which could be a leaking AC drain pan, insufficient insulation on that external wall (a huge issue with Dubai's summer heat), or a crack in the building facade. A professional inspection, often involving a borescope to look inside the wall, is needed to assess the full extent. They can then perform the necessary repairs to the structure or AC system before any remediation is truly effective.
