I noticed mold recently and I'm concerned. What should I be looking out for and when should I call a professional?

First, identify the mold's location and extent. Be vigilant for signs that warrant a professional inspection. These include a musty odor without a visible source, mold covering an area larger than a square meter, its presence in your HVAC system or air ducts, or its recurrence after you've cleaned it. Health symptoms like persistent allergic reactions, coughing, or headaches that improve when you leave the property are also strong indicators.

The UAE's humid climate and year-round AC use create ideal conditions for mold, particularly if your AC unit is oversized and cycles too quickly without properly dehumidifying the air. Professionals use moisture meters and thermal imaging to find hidden dampness behind walls or under floors that you can't see. A lab analysis of a sample is the only way to definitively identify the species, which is crucial for understanding the potential health risk and for planning an effective remediation strategy, especially for vulnerable individuals. If the mold is widespread, in the HVAC, or linked to health concerns, calling a certified inspector is the recommended step.
