Should we call a pro for AC mold smell and black spots?« Back to Previous Page

The AC in my apartment seems to be blowing out a damp, earthy smell, especially in the master bedroom. We've lived here for 2 years and just noticed a few small black spots starting to form around the vent. My husband thinks we can just wipe it down with bleach, but I'm worried it's inside the ducts and making us feel tired and stuffy. Should we call a professional company to get the AC system cleaned, or is this something we can handle safely on our own?

That damp, earthy smell is a classic indicator of microbial growth, likely mould, within your AC system. The black spots around the vent are a visible confirmation. In Dubai's climate, where ACs run constantly and pull in humid air, condensation inside the unit and ducts creates a perfect environment for this.
Wiping the vent with bleach only addresses the surface symptom, not the colony inside the unit or ductwork, which continues to release spores into your air. This is almost certainly the cause of the stuffy feeling and fatigue you're experiencing. Disturbing it yourself risks spreading spores further. For a situation with both a persistent odour and visible growth, a professional inspection is strongly recommended. They use borescopes to visually confirm growth deep within the system and can take surface samples for lab identification. This is crucial, as some mould types common here, like Aspergillus, require more careful handling. DIY cleaning often fails to reach the primary contamination site—the cold evaporator coils and drain pan—and can leave the system damp, causing regrowth within weeks. A proper remediation will include cleaning the entire air path with HEPA vacuuming and antimicrobial treatments, followed by verification that spore counts have returned to acceptable levels. This is the only way to ensure the problem is resolved at its source and your indoor air quality is restored. |
