Black mold under carpet: DIY or professional remediation?« Back to Previous Page

The AC in our apartment in Jumeirah Village Circle has been leaking a bit for a while, but after the last round of humidity, I pulled back the corner of the bedroom carpet and found a patch of black mold about the size of a dinner plate underneath. I’m worried it’s spread further into the walls. Is this something I can treat myself with bleach from ACE Hardware, or do I absolutely need to call a professional mold remediation company, and if so, what’s a rough cost I should expect for a small room?

A dinner plate-sized patch under a carpet, especially with a known AC leak, indicates a significant moisture issue that has likely been developing for weeks or months. In Dubai's climate, where high humidity and constant AC use create ideal conditions for mold, this is a serious concern that typically requires professional assessment.

Bleach is not recommended. It is ineffective on porous materials like carpet backing, wood, and drywall, as it only bleaches the surface mold while leaving the root structure intact. It also fails to address the underlying moisture problem. Disturbing it yourself can aerosolize spores, potentially spreading contamination to other areas of your apartment through the AC system.

Given the leak and the location, the mold has a high probability of having spread into the wall cavity and subfloor. A professional inspection, often involving moisture meters and possibly borescope cameras, is necessary to determine the full extent. Remediation involves containing the area, safely removing contaminated materials like carpet and drywall, HEPA vacuuming, and applying specialized antimicrobial treatments.

For a small bedroom, the cost is not typically exorbitant but depends entirely on the extent of the hidden damage. You are not just paying for cleaning; you are paying for the diagnostic process, proper containment to prevent cross-contamination, and verification that the space is truly dry and safe. Always request a detailed scope of work and a post-remediation verification report, ideally with lab testing, to confirm the job is complete.
