My kids have been coughing for a couple of weeks now, and I’ve just noticed a patch of black spots in the corner of our master bedroom closet where we keep our winter clothes. We’ve lived in this Jumeirah villa for 2 years and just noticed this, especially after the recent humid weather. Is this something I need to get an inspector for immediately, or can it wait until the weekend?

The combination of persistent coughs and visible mold, especially after a period of high humidity, strongly suggests the two are related. The patch in the closet is likely a symptom of a broader humidity issue. Mold spores are airborne, and the coughs are a reaction to breathing them in, even if the main colony is out of sight behind a wall or under flooring. While you can clean the visible spot with a diluted vinegar solution, this only addresses the surface and won't stop the underlying cause or protect against spores already in the air.

An inspector will use a moisture meter to find the source of the dampness—often a small condensation leak from an AC duct, a plumbing seepage, or inadequate insulation in an exterior wall. They can also take air samples to identify the spore count and species, which is critical for understanding the health risk and planning an effective remediation. For rental properties, Dubai Municipality regulations typically hold the landlord responsible for resolving such structural or maintenance-related dampness issues.

It's prudent to keep the children out of that room and improve air circulation with a fan until an assessment is done. The goal is to identify and fix the moisture source first; without that, mold will return.
