How to test and treat toxic mold in Dubai?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black spots spreading along the corner where the wall meets the ceiling in our master bedroom. It’s gotten way worse since the weather got more humid last month. I’m worried it might be toxic. What’s the best way to get this professionally tested and treated here in Dubai?

The black spots spreading at the wall-ceiling junction are a classic sign of a condensation issue, which is extremely common here due to our high humidity and constant AC use. The AC's cold air meets the room's warm, humid air, causing moisture to condense in that corner and creating the perfect environment for mold. While the term "toxic mold" is overused, any active mold growth can cause irritation and worsen allergies, so it should be addressed properly.

For testing, do not use DIY store-bought kits as they are unreliable. The most accurate method is professional surface or air sampling, where a trained inspector collects samples to be analyzed by an accredited microbiology lab. This lab analysis is critical—it identifies the species present and the concentration, which determines the appropriate remediation response. In Dubai, look for a provider that offers this full chain of custody, from collection to lab report.

Treatment depends entirely on the lab results and the extent of the growth. For significant spread like you're describing, professional remediation is strongly advised. The process should include isolating the area to prevent spores from spreading, physically removing the contaminated material (e.g., cutting out and replacing the affected drywall or insulation), HEPA vacuuming, and antimicrobial treatment. The underlying cause—the condensation—must also be fixed, often by improving insulation in that corner or adjusting AC airflow to reduce the temperature differential.

Any reputable company should be able to provide a detailed scope of work based on the lab findings and offer post-remediation verification testing to confirm the area is clean and safe. This evidence-based approach is the standard for proper mold resolution.
