The AC in my apartment in Jumeirah Village Circle seems to be leaking a small amount of water onto the carpet below, and now I’m starting to see a few black spots along the base of the wall. It’s been getting worse over the last couple of weeks since the humidity really kicked in. What’s the best way to fix this leak and clean the area properly to stop the mold from coming back for good?

First, stop the water source immediately. Turn off the AC unit and place a towel or bucket to catch the drip. The leak is likely due to a clogged condensate drain line, which is extremely common in Dubai's high humidity as systems work overtime and produce more condensation. A technician can clear the blockage and ensure the drain pan is properly sloped.

For the mold, do not attempt to clean it yourself with bleach or household cleaners. The wall and carpet will likely need professional remediation. In many cases, the drywall and carpet backing must be removed, as mold roots deeply into porous materials. Surface cleaning will not prevent it from returning.

To prevent recurrence, the area must be completely dried—a process that often requires industrial dehumidifiers for several days, especially during humid months. After remediation, a post-clearance test by an independent lab is the only way to verify the mold is gone and the spore count is safe.

For a permanent fix, consider having a mold-resistant coating applied to the area after remediation and ensure the AC unit receives regular maintenance to prevent future drain line clogs. Given the climate, an annual AC service check is a minimum.
