How to permanently prevent mold in wardrobe from bathroom?« Back to Previous Page

Our master bedroom in our Jumeirah villa has a persistent damp smell, especially on the built-in wardrobes that share a wall with the ensuite bathroom. We run the AC constantly, but after last winter's humidity, I started noticing tiny black spots in the corners of the wardrobe. What is the most effective long-term solution to prevent this mold from coming back, like should we install a special exhaust fan in the wardrobe or treat the wall with something?

The most effective long-term solution addresses the moisture source, which is likely migrating from your ensuite bathroom. In Dubai's climate, constant AC use creates a significant temperature differential, and the high humidity from showers can easily condense on cooler surfaces like that shared wall.

First, verify the bathroom's exhaust fan is functioning properly and venting directly outside, not just into the ceiling void. It should run for at least 30 minutes after every shower. For the wardrobe itself, installing a small, dedicated exhaust fan that vents outside is a highly effective solution, as it actively removes the humid air that seeps in.

The wall needs treatment. Remove all affected materials and have a professional treat the wall cavity with an antimicrobial coating. They should also install a vapour barrier—a sealed plastic sheet—on the bathroom side of the wall before retiling to physically block moisture transfer.

Finally, maintain lower indoor humidity. Keep your AC set to a consistent temperature and ensure its drain lines are clear. A standalone dehumidifier in the bedroom during the most humid winter months can provide additional protection. For a problem of this persistence, a professional inspection with moisture mapping is recommended to fully assess the extent of the issue within the wall.
