Is black mold in AC ducts an emergency?« Back to Previous Page

The AC in our bedroom has been making a weird damp smell for the last couple of weeks, and this morning I finally pulled the wardrobe away from the wall and found a patch of black mold behind it, about the size of my hand. We’re in an older building in Bur Dubai and I’m worried it’s spreading through the AC ducts. Is this something I need to get an inspector out for immediately this week, or can it wait until the weekend?

Black mold in AC ducts is a high-priority issue in Dubai's climate, but not always a middle-of-the-night emergency. Given the visible growth and the damp smell, a professional inspection is strongly recommended this week, not later. The constant high humidity and year-round AC use create ideal conditions for mold to thrive inside wall cavities and ductwork, often spreading further than what's visible.

For a patch that size behind furniture, the source is likely condensation from the AC unit's drain line or a small leak in the chilled water pipe, common in older Bur Dubai buildings. The smell indicates potential growth inside the ductwork itself, which can circulate spores throughout the room. While not all black mold is the notorious Stachybotrys, only a lab analysis can confirm the species and actual risk level.

You can take immediate steps: keep the AC off in that room to prevent spreading spores, ensure the area is well-ventilated, and avoid disturbing the patch. Do not attempt to clean it with bleach, as this can aggravate it. A proper inspection will use moisture meters and borescopes to assess the wall cavity and ducts, identify the moisture source, and provide a clear remediation plan. Verifiable before-and-after testing is what separates a legitimate assessment from a simple cleaning service.
