Am I responsible for shower mold in a rental?« Back to Previous Page

My bathroom's grout in the shower has been turning black for a couple of months now, and no matter how much I scrub, the mold just comes back. We live in an older building in Deira and the ventilation isn't great, so it's always a bit damp. Since this is a rental, am I responsible for dealing with this myself, or should my landlord handle the cost of a professional cleaning or regrouting?

Under Dubai rental law (Law No. 26 of 2007), the landlord is generally responsible for maintaining the structural integrity of the property, which includes addressing underlying issues like chronic dampness or faulty ventilation that cause recurring mold. You are typically responsible for routine cleaning and minor maintenance.

Since the mold recurs despite cleaning and you cite poor ventilation, the root cause is likely a landlord issue. Document the problem with photos and a written request, noting that the building's age and inadequate ventilation in Dubai's high humidity are the cause. For a case this persistent, a professional inspection can identify if the moisture is from condensation, a hidden leak, or failed waterproofing behind the tiles.

In the short term, use a bathroom squeegee after every shower to remove standing water from walls and improve air circulation by running an exhaust fan if you have one. For severe, deep-rooted mold that poses a health risk or damages property, the landlord should arrange and cover the cost of proper remediation, which may involve regrouting or membrane repair to prevent its return.
