How to treat AC wall mold from water leak?« Back to Previous Page

The AC unit in our villa's master bedroom in Jumeirah has been leaking a bit of water onto the carpet for a couple of weeks, and now I'm seeing these small black spots starting to form on the base of the wall near the vent. With the humidity here, I'm terrified it's going to turn into a full-blown black mold problem. What's the most effective way to dry this area out and treat these spots myself to stop it from spreading?

Stop the leak first. Turn off the AC unit to prevent more water from dripping. Locate the drain line—it's likely clogged. You can try flushing it with a mixture of warm water and vinegar. Until the leak is fixed, any cleaning is temporary.
Dry the area immediately. Use a wet/dry vacuum to extract as much water as possible from the carpet and underlay. Place a powerful fan directly on the spot and run a dehumidifier if you have one. In Dubai's humidity, this mechanical drying is critical; airing it out naturally won't be sufficient. For the visible black spots on the wall, wear an N95 mask and gloves. Scrub the affected drywall or skirting board with a solution of detergent and water. Avoid using bleach; it only lightens the colour but doesn't kill the mould roots penetrating porous materials. This self-treatment is only effective for very small, surface-level spots you caught early. If the staining is more than a few small patches, or if the wall feels soft or damp deep inside, the mould has likely spread behind the wall. In villas, water from AC leaks often wicks up into the partition blocks, requiring professional remediation to remove the contaminated materials and properly dry the structure. A lab test can identify the species, which is recommended if there are any health concerns in the household. |
