Is mold causing my illness and who to call?« Back to Previous Page

The AC in my apartment seems to be blowing out a weird, damp smell, and for the last couple of weeks, my throat has been constantly scratchy and I'm getting headaches. I pulled the filter out and the area around the unit in our master bedroom closet is covered in black spots. Could this mold be the reason I'm feeling so unwell, and who should I call to get this properly cleaned—the building management or a special company?

The black spots and symptoms you describe are strongly indicative of a mold issue. In Dubai's climate, AC units are prime locations for mold growth due to constant condensation and high humidity. The damp smell and your physical symptoms—scratchy throat and headaches—are common reactions to mold exposure, as spores are circulated directly into your living space.

For an apartment, your first point of contact should be your building management. Dubai Law No. 26 of 2007 (Jointly Owned Property Law) generally places the responsibility for maintaining common air conditioning systems and structural integrity on the Owners' Association or building management. Report the issue to them immediately and request a professional inspection and cleaning of the entire AC system, including the hidden ductwork.

If the building's response is slow or inadequate, or if the problem is isolated to your indoor unit and not the building's central system, you should engage a specialized indoor environmental company. Look for a provider that conducts a thorough inspection, including moisture mapping and air or surface sampling, and can provide documented lab results to identify the species and concentration. This evidence is crucial, both for your health and for holding the building management accountable if necessary. Proper remediation should address the moisture source and clean the entire system, not just a visible surface.
