The AC in my apartment in Jumeirah Village Circle seems to be leaking a bit of water onto the carpet below it, and now I’m seeing a few small black spots on the wall behind the unit. It’s been getting worse since the weather got more humid a couple of weeks ago. What’s the most effective way to clean this and stop it from coming back, given our climate here?

The water leak is the primary issue causing the mold. In Dubai's climate, AC units work hard and condensation is constant; a clogged drain line is the most common culprit for leaks. First, turn off the AC unit at the circuit breaker to stop the water flow and prevent electrical hazards.

For the immediate leak, clear the condensate drain line. The access point is typically a T-shaped vent near the indoor air handler. Pour a mixture of warm water and distilled vinegar down the pipe to break up the algae and sludge blockage common here. If the leak persists, the drain pan might be cracked or the pump faulty, which requires a technician.

For the mold on the wall, the carpet underneath is likely more affected. Small surface mold on non-porous materials can be cleaned with a solution of detergent and water. For porous surfaces like drywall and carpet, the affected material often needs to be removed and replaced once the leak is fixed, as mold roots penetrate deeply. Simply wiping visible spots won't address the contamination inside the wall.

Stopping it from returning requires fixing the leak and controlling humidity. Ensure your AC unit is correctly sized for the space and kept on consistently to manage indoor humidity levels, which are high year-round. After remediation, using a dehumidifier in the room can help maintain lower moisture levels.
