DIY mold removal or professional needed for AC leak in Dubai?« Back to Previous Page

We've lived in our Jumeirah villa for 2 years and just noticed a patch of black mold spreading on the wall behind our wardrobe, probably from a slow AC leak. It’s about a meter wide and has a really strong, damp smell in the room now. Is this something I can handle myself with bleach from ACE, or do I absolutely need to call a professional mold removal company, and what’s the typical cost for a job like this in Dubai?

For a meter-wide patch with a strong damp smell from a suspected AC leak, DIY is not recommended. The visible mold is likely just the surface growth; the main colony is probably inside the wall cavity, which you cannot access or properly treat yourself.

Bleach is ineffective on porous surfaces like drywall and concrete, as it only bleaches the surface color without killing the root structure. More importantly, disturbing such a large colony without proper containment risks spreading a high concentration of spores throughout your home, significantly worsening the indoor air quality.

In Dubai's high humidity, the underlying moisture problem must be solved first. The AC leak must be identified and repaired by a certified HVAC technician. Until the source of moisture is eliminated, the mold will return regardless of any cleaning attempted.

For this scenario, a professional assessment is necessary. A reputable remediation company will use moisture meters to map the full extent of the water damage, set up containment barriers to prevent cross-contamination, safely remove and dispose of contaminated porous materials like drywall, and HEPA-vacuum the area. The final step should always be post-remediation verification (PRV), often involving air or surface sampling, to confirm the spore count has returned to normal levels.

The cost for professional remediation is not fixed; it depends entirely on the area of affected materials that require removal and the extent of containment needed. You should request an on-site inspection from a provider with documented methodologies and microbiology credentials to get an accurate assessment.
