My bedroom closet on the outside wall of our villa in Jumeirah has started getting a fuzzy black mold on leather bags and shoes. It’s worse now after the recent humidity, and I’m worried it’s spreading. Besides running a dehumidifier, what’s the most effective way to treat the wall itself to prevent it from coming back?

First, identify if the mold is surface-level or has penetrated the wall. For surface mold on a painted wall, a solution of white vinegar and water (1:1 ratio) is effective; apply it, let it sit for an hour, then scrub and wipe dry. For non-porous surfaces, a diluted bleach solution (1 part bleach to 4 parts water) can be used, but ensure excellent ventilation as bleach fumes are strong.

The root cause is almost certainly moisture. In Dubai villas, this is often due to condensation from temperature differences between the air-conditioned interior and the hot exterior wall, exacerbated by the high humidity. Simply wiping the surface won't stop it from returning.

After cleaning, the wall must be completely dry. Use fans and a dehumidifier in the room for at least 24-48 hours. To prevent recurrence, improve air circulation in the closet—leave doors ajar or install louvered doors. Keep items away from the exterior wall by a few inches to allow air to circulate behind them.

Consider applying a mold-resistant primer and paint after the wall is thoroughly dry. These contain antimicrobial agents that can help inhibit future growth. For severe, recurring, or widespread mold, or if you suspect it's inside the wall cavity, a professional inspection is recommended. They use moisture meters and thermal cameras to pinpoint the exact moisture source, which could be a minor leak or insufficient insulation.

In many cases, the problem is a lack of a vapor barrier or inadequate insulation in that exterior wall, allowing condensation to form. Remediation would involve addressing that building envelope issue, which is beyond a simple surface clean.
