How to stop AC leak causing wall mold?« Back to Previous Page

My bedroom AC unit in our Jumeirah villa has been leaking a bit of water onto the carpet for a couple of months, and now I’m seeing these small black spots appearing on the wall behind the headboard. We keep the room pretty dark for sleep, so I only noticed it when I was cleaning. What’s the best way to clean this off the painted wall and, more importantly, how can I stop the AC from causing this moisture problem in the first place?

The black spots are likely mold growth caused by the AC condensation leak. First, fix the moisture source: the AC drain line is probably clogged, a common issue in Dubai's climate where units run constantly. A certified HVAC technician can clear the blockage and ensure the drain pan is properly sloped. For the wall, scrub the affected area with a diluted detergent solution. If the mold returns quickly or the staining is deep, the drywall may need replacement as mold can penetrate porous materials.

Given the leak has persisted for months, a professional inspection is wise to assess hidden damage behind the wall. In villas, this moisture can compromise insulation and structure if left unchecked. For confirmed mold issues, remediation follows DHA and DM guidelines, focusing on containment and removal to prevent spore dispersal.

To prevent recurrence, ensure your AC receives biannual maintenance, especially before peak summer. This includes cleaning coils, checking drain lines, and verifying the unit is correctly sized for the room to minimize excessive condensation. Keeping the room ventilated periodically, even with AC on, can help reduce humidity buildup.
